Roof cleaning is probably the most misunderstood service in the pressure cleaning industry. The internet is full of dramatic before-and-after videos showing high-pressure water blasting moss off tiles, and while the visual is satisfying, that approach is actively damaging to most roof types and will eventually void your tile warranty if you have one.

Here's what you actually need to know before booking a roof clean on the Sunshine Coast.

Does Your Roof Actually Need Cleaning?

If you can see green, brown, or black growth on your roof tiles from the ground, yes. Moss, algae, lichen, and dark biological growth are not just cosmetic issues. They retain moisture against the tile surface, which accelerates the degradation of concrete tiles by leaching out the cement binder, and eventually block gutters as debris accumulates. Lichen in particular anchors itself into porous tile surfaces with root-like structures called rhizines, physically breaking down the tile surface over time.

Colorbond and Zincalume metal roofs don't suffer the same tile degradation but still accumulate organic growth and lose their appearance. Coastal metal roofs in particular benefit from regular cleaning to remove salt deposits that accelerate corrosion.

Why High-Pressure Cleaning Damages Roof Tiles

Concrete roof tiles have a protective surface layer of fine aggregate and sealer that gives them their colour and durability. High-pressure water, anything above around 300 PSI, strips this protective layer, leaving the raw cement exposed. The exposed cement then absorbs moisture more readily, accelerates the growth of new organic matter, and degrades significantly faster. Many tile manufacturers including Monier and Boral explicitly state that high-pressure cleaning voids the product warranty.

Beyond the tile surface, high pressure dislodges the mortar pointing around ridge caps, creates entry points for water, and can crack older or already compromised tiles. Seeing a roofer pull out a high-pressure wand and blast your tiles is a red flag.

What Soft Washing Actually Does

Soft washing uses low pressure, roughly equivalent to a garden hose, combined with professional biodegradable cleaning solutions applied directly to the tile surface. The chemistry does the work: biocidal agents kill moss, algae, lichen, and mould at the cellular level. The dead material then releases from the tile surface and rinses away cleanly. Because the organisms are killed rather than just removed mechanically, regrowth is significantly slower, typically 2-3 years before the next clean is needed.

For particularly stubborn lichen, which can take months to fully release after treatment, a follow-up visit or a second application may occasionally be needed. We're transparent about this in the quoting process.

Different Roof Types, Different Approaches

  • Concrete tiles: Soft wash only. High pressure will damage the surface layer.
  • Terracotta tiles: Soft wash only. Terracotta is particularly fragile under high pressure and can crack.
  • Colorbond and metal: Low-pressure rinse with appropriate cleaning solution. The paint coating on Colorbond should not be subjected to high pressure.
  • Trimdek and Kliplok: Same approach as Colorbond, low pressure, appropriate chemistry.

How Often Does a Sunshine Coast Roof Need Cleaning?

Most Sunshine Coast roofs benefit from professional cleaning every 2-3 years. Properties under heavy tree canopy, common in Buderim and hinterland areas, may need attention every 18-24 months due to faster accumulation of organic debris. Coastal properties have the additional factor of salt deposits and may also benefit from more regular cleaning, though the salt itself doesn't cause the same biological growth as organic matter.
